Thinking of Renting?

Renter's Checklist

  • Set a Budget
Decide how much you are willing to spend monthly on an apartment, condo or house, including utilities, insurance, etc.
  • Review Comparative Market Analysis
  • Visit available rentals
Contact a local REALTOR® who handles rentals to advise you on leases, association fees and any potential problems.
  • Set Your Priorities
Do you need a pet-friendly apartment, washer/dryer, garage or patio? Identify what’s essential to you, and what you can be flexible on.
  • Choosing Your Rental
Your REALTOR® can help you finalize the lease. If there are repairs or other work that needs to be done, find out when it will be completed.
  • Credit Check
Most landlords require a credit and reference check. Once you’re’ approved, papers are signed and all fees are paid, you are ready to move in!
  • Renters Insurance
Your belongings are not covered under the landlord’s policy, so you’ll need to obtain a separate policy to insure your possessions.

Why use a REALTOR® for rentals?

For Tenants:

Many of our REALTORS® both live and work in the communities they serve, giving them first-hand knowledge of local neighborhoods. If you’re looking to rent your first apartment, condo or house, moving to a new area or are a seasoned renter, a REALTOR® will:

• Guide you through the application process
• Guide you through the application process
• Help you obtain your credit report and credit score, and discuss how it can impact your rental application
• Access the MLS to search for available rental properties
• Familiarize you with the rental process
• Offer valuable community information
• Negotiate the terms of your lease
• Help you secure a property that fits your needs and introduce you to insurance and vendor services
• Save you time and money

For Landlords:

Even experienced landlords can benefit greatly from hiring a REALTOR® who will:

• Gain exposure for your property through targeted marketing and MLS
• Value your rental property
• Qualify and screen potential renters
• Assist in obtaining and analyzing credit reports
• Advise you on the Connecticut Landlord and Tenant Act
• Negotiate lease terms and conditions
• Help you secure a lease

Whatever your needs either as a renter or a landlord, a REALTOR can help you get your best deal renting an apartment, condo or home.
